Welcome to The Willows — our restored Edwardian country house estate nestled on three peaceful acres at the foot of Binevenagh Mountain, along the Causeway Coastal Route near Limavady. 

I'm Annie, and along with my (very opinionated) Yorkshire Terrier Mabel, I've spent years turning this Edwardian country estate into somewhere people genuinely don't want to leave — whether that's a quiet couple's retreat or a full family holiday with the dog in tow. 

With over 300 five-star guest reviews from past guests, we offer two distinct ways to stay: the tranquil, adults-only sanctuary of Willow House B&B, and the cozy, family and pet-friendly flexibility of our Studios. Whichever you choose, you'll have full access to our private three-acre grounds, our unique Garden Cookhouse, and our mountain-view hot tub.

THE GARDEN COOKHOUSE

The heart of the estate — there is genuinely nothing else like it in the Limavady area. A covered outdoor kitchen with a Plancha grill, BBQ and Ooni pizza oven. Sizzle up fresh local seafood or Limavady lamb on the Plancha, slide a homemade Neapolitan pizza in the Ooni and gather the whole party outside under open skies. Award-winning local butchers and delis are just 5 minutes down the road to help you stock up.

THE HOT TUB

Treat yourself to a private, one-hour session on our sheltered deck overlooking Binevenagh Mountain. It’s your own private time to soak in the views and unwind completely. (Available Easter through Halloween).

WILLOW HOUSE B&B — ADULTS ONLY

Tucked inside the original Edwardian manor, Willow House offers four individually styled en-suite rooms—Birch, Hazel, Rowan, and Aspen. Designed specifically for pure rest and quiet, this wing is strictly no children and no pets—just total peace, comfort, and a freshly prepared continental breakfast showcasing the very best local Northern Ireland produce each morning.

WILLOWS STUDIOS — APPLE, CHERRY, PEAR & PLUM

Our four ground-floor studios are bright, spacious, and fully step-free. Each studio features its own private patio, two double beds, a newly upgraded kitchenette (air fryer, microwave, fridge, kettle, toaster), and a walk-in en-suite shower. They are completely pet-friendly with advance notice, and you can even book all four studios together for group retreats or extended family get-togethers.

EXPLORING THE AREA

We’re ideally situated on the Causeway Coastal Route, just 10 minutes from the golden sands of Benone Strand, 20 minutes from the vibrant city of Derry, and 30 minutes from iconic landmarks like the Giant’s Causeway, Royal Portrush Golf Club, and The Dark Hedges. Golfers will love having 15 courses within a 30-minute drive, and City of Derry Airport is just 20 minutes away.
